Title 239 LLC was founded by its Partners John S. Sarrett, Monica Genovese, and Megan Schmadtke with a mutual goal of providing professional, personable, knowledgeable, and cost-effective services to their clients and agents. With their combined 39 years of experience, they work collectively to provide an informative and seamless closing experience.
Title 239 LLC was formed on the principals of honesty, integrity, and respect. After many years of experience in both the legal and title worlds, the Partners noticed there was a huge disconnect in the industry in that there was no longer a personal connection to the parties involved in a transaction. Because of the “quantity over quality” agenda pushed by the corporate world, the people that mattered the most were not being served as they should. MEET OUR PARTNERS

Monica Genovese
Ms. Genovese was born in Colombia and moved to New Jersey in 1979. In 2008 she moved to Naples, Florida. She graduated from Dwight Morrow High School in 1988 and went on to graduate from Jersey City State College with her Bachelor of Science in Criminal Justice in 1996 and Paralegal Studies in 1998. Ms. Genovese started her journey in the real estate industry in 2010 where she worked as a legal assistant, processing, negotiating, and closing short sale transactions. She continued her career as a real estate paralegal and closer, specializing in residential transactions where she served buyers, sellers, and lenders with a wide variety of title and closing needs. Her background in refinances, HELOC loans, 1031 Exchanges, IRA investments, vacant land, mobile homes, cooperatives, and foreign investment transactions has led her to where she is now.

Megan Schmadtke
Ms. Schmadtke was born and raised in sunny Naples, Florida. She graduated from Lely High School in 2007 and went on to graduate from Edison State College with her Associates in Arts in General Education in 2009 and Associates in Science in Paralegal Studies in 2013. Ms. Schmadtke started her journey in the real estate industry in 2009 where she worked as a legal assistant, processing, negotiating, and closing short sale transactions. After graduating in 2013 she continued her career as a real estate paralegal and closer, specializing in residential transactions where she served buyers, sellers, and lenders with a wide variety of title and closing needs. Her background includes refinances, HELOC loans, 1031 Exchanges, IRA investments, vacant land, mobile homes, cooperatives, and foreign investment transactions.

John S. Sarrett, Esq.
Mr. Sarrett is the founder of John S. Sarrett, P.A. and practices in the areas of real estate transactions, financial reorganization, insolvency and bankruptcy, and provides general corporate counsel to closely held businesses and individual business owners. Prior to founding John S. Sarrett, P.A., Mr. Sarrett practiced at two regionally-prominent law firms assisting local and national sellers, purchasers and lenders in all aspects of commercial and residential real estate transactions. He has assisted clients with the sale, purchase and financing of real property including commercial, retail and undeveloped real property, foreign investment, and condominium and cooperative formation and ownership. In addition, Mr. Sarrett has experience in state and federal bankruptcy courts representing both creditor and debtor clients, as well representing lenders and debtors in out-of-court workouts and restructurings.

Mr. Sarrett also serves as corporate counsel to various closely held businesses, assisting clients with pre-organization planning, formation issues, drafting and negotiating all documents relative to ownership, operation and management of their businesses. Mr. Sarrett is admitted to practice in the state courts of Florida, as well as the Middle and Southern federal district courts of Florida.
